Are House Prices Dropping in Halifax? Here's What's Really Happening. July/26

One of the questions I hear almost every day is:

"So... what's happening with house prices in Halifax right now?"

The short answer? Prices aren't dropping across the board—but the market has definitely changed.

The Halifax real estate market has settled into a much more balanced pace compared to the frenzy we experienced a few years ago. While buyers and sellers are adjusting to a different market, I wouldn't describe it as a falling market.

In May, the average home price in Halifax was just over $610,000, which is actually slightly higher than it was this time last year.

That doesn't mean everything is selling overnight.

We're seeing more homes on the market, more price reductions, and buyers have more time to think before making an offer. Homes that are priced too aggressively are often sitting longer and, in many cases, requiring price adjustments before they sell.

New construction is telling a different story

Across much of Canada, new-home prices have been easing. Halifax, however, has been an exception.

New construction prices here have continued to rise, making our market a little different from what's happening in many other parts of the country.

What this means for buyers and sellers

For sellers, pricing your home correctly from day one has never been more important. Buyers have more options than they did a year or two ago, and overpriced homes are much easier to overlook.

For buyers, there's finally a little more breathing room. While competition still exists for desirable homes, there's also more opportunity to negotiate—especially on properties that have been sitting on the market.

The bottom line

Halifax isn't in a buyer's market, but it's no longer the ultra-competitive seller's market we became used to either.

Instead, we're seeing a healthier, more balanced market where both buyers and sellers have opportunities—as long as they have the right strategy.
